Sandlin Capital, LLC is a private equity commercial real estate company with a focus on investing in quality projects which deliver consistent and desirable returns to our investors. Our mission is to provide first-class investment opportunities for our investor partners, while contributing our expertise to produce reliable returns. With over 45 years of collective experience from the principals, Sandlin Capital has the expertise to successfully perform all aspects of a commercial real estate transaction.

When choosing strategic partners, both investors and real estate sponsors, Sandlin Capital looks for those whose income and growth objectives match our own. By working with sponsors and investors whose interests align with ours, we can create a programmatic platform conducive to completing multiple projects with efficiency.

Since inception in 2009, Sandlin Capital has provided equity to over 35 commercial real estate transactions for a total capitalization of over $475 Million. Average investors returns are between 20-25% IRR with multiple investments garnering better than 30-50% IRR. With our outstanding track record and industry expertise, Sandlin Capital looks to complete many more projects in the near future.

Founder & President

A 1977 graduate of Texas Tech University with a Bachelor of Science degree in Microbiology, Bill began his professional career with Johnson & Johnson as a Microbiologist. In 1982, he became associated with Clayton, W. Williams, Jr. in the development of a one hundred and fifty acre, 1.2 million square foot multi-use development.  In 1985 Bill was promoted to General Manager for the ClayDesta Corporation.

In 1988 Bill founded Southwest Commercial Investments, Inc. (SCI). SCI exclusively represented First American Bank, First Gibraltar, FSB, Bank One, and Chase Bank in their disposition of assets in the West Texas markets of Amarillo, Lubbock, Midland, Odessa, and San Angelo. SCI was the exclusive representative for Starbucks in the same markets. SCI produced extensive results for clients in all product types to include Office, Industrial, Retail, and Multifamily properties.

In July of 2003 Bill relocated to Southlake, Texas and became Senior Vice President for Synergy Properties in Fort Worth. While at Synergy, Bill delivered over $408 million dollars in equity to commercial transactions in Dallas, Tarrant, Collin, and Denton Counties.

In May of 2008, Bill formed Sandlin Capital, LLC and has completed over 34 real estate projects netting his investors solid returns. Since January of 2009, Sandlin Capital has been responsible for providing over $340 million dollars in private equity and debt to real estate projects as well as business acquisition and development.

Michael Turner

Michael Turner

VP of Acquisitions &
Asset Management

Michael Turner is the Vice President for Acquisitions and Asset Management for Sandlin Capital investments and managing partnerships. Michael began his career with Verdad Real Estate, Inc. after graduating from Texas Christian University in 2010. While at Verdad, Michael performed a variety of services which included site selection, underwriting, and deal sourcing while working with national retailers such as 7-Eleven, Taco Bell, and Popeyes. Mr. Turner was an instrumental piece for the completion of several large sale-leaseback portfolios with QSR franchisees in 2012 totaling over 30 stores and $40 Million.

Before joining the Sandlin Capital team, Michael was working primarily in New York assisting 7-Eleven with establishing a greater market presence through site selection and development. Since joining Sandlin Capital in 2013, Michael spearheaded the rollout of E-Care Emergency Centers; a freestanding ER company. Michael assisted E-Care in securing and providing a guidance line of credit which funded the real estate development for each new facility.

Michael has spent the last several years focusing on the senior housing market and has organized over $70 Million in senior’s projects in the last two years. Michael’s other responsibilities at Sandlin Capital include underwriting potential opportunities/financial modeling, business development, and raising equity. Mr. Turner is also a licensed Real Estate Salesman for the state of Texas.
